Q: Are you buying my house, or will you list it on MLS?
A: Great question. The good news is, we’re not agents. Listing houses is not what we do. Being professional home buyers, we buy houses in Denver that match our buying benchmark. After that, we decide whether to repair and resell or maintain the house for rental purposes.
Q: Will I get a fair price for my property?
A: Many of the houses we purchase are below market value (we do this so we can resell it at a profit to another home owner). We are looking to get a fair discount on a property. However, in our experience, many sellers aren’t necessarily expecting a large “windfall” on the property but rather appreciate that we can offer cash, we close very quickly (no waiting for financing), and no time or effort or expense is required on your part of fix up the property or pay agent fees. If that’s what you’re looking for and you see the value in getting your house sold fast… let’s see if we can come to a fair win-win price. (Besides, our no-obligation pricing commitment means that you do not have to move forward with the offer we give… but it’s good to know what we’re offering!)
If that’s what you prefer and you’re able to see the benefit of selling your house fast, let’s sit down and look at how we can come up with a fair win-win price. Also, we’d like you to know that with our no-obligation pricing commitment, you’re not duty-bound to move forward with our offer. You can shop around and ask other people before you make a decision that’s entirely up to you.

Q: What’s your method when you figure out the price to offer for my house?
A: We use a pretty straightforward process. First is we check the location of the property. Then we look at the current condition of the house and the needed repairs. We also look at the market value of sold comparable homes within the area recently. In the last 5 years, real estate properties have taken a significant blow, and many cities haven’t recovered yet. We diligently do our homework, analyze all necessary information, then formulate a fair price that’s beneficial to both parties.
Q: Are there any fees or commissions to work with you?
A: This is what makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your house us. We’ll make you an offer, and if it’s a fit then we’ll buy your house (and we’ll often pay for the closing costs too!). No hassle. No fees. We make our money after we pay for repairs on the house (if any) and sell it for a profit (we’re taking all of the risk here on whether we can sell it for a profit or not, once we buy the house from you… the responsibility is ours and you walk away without the burden of the property and it’s payments… and often with cash in your hand).
Q: What sets you apart from a real estate agent?
A: First, let’s talk about what a real estate agent does. The agent usually relies on listing properties to get the word out on your property. On average, an agent can make a sale 6-12 months upon posting. Once there’s a sale, the agent takes a percentage off the sale price, usually a 3%-6% commission on the house price. If your house is sold at $100,000, you’ll pay the agent $3,000-$6,000 for commission. There are those who get agents because they get excellent service and don’t mind waiting.
Here’s what makes us different. We’re home buyers and should not be confused as agents. We’re a company that buys houses for cash. There’s no need for us to list your house because we’re the ones getting the house. Typically, it takes us a couple of days to decide to buy your home – even within 24 hours. Once we decide, we pay in cash. Yes, we take a risk to buy the house with our own capital. By taking a chance with your property, we gain profit by doing the repairs ourselves and market it to find another buyer.
Q: Am I under contract once I send my info?
A: We have a strict zero-obligation policy. When you give us details about your home, one of our expert home buyers will go over and have a look. You may even get a call from us to get more information, then we’ll lay down an all-cash offer that’s a fair win-win for both of us. After that, it’s 100% up to you whether or not you’ll sell to us or not. We don’t believe in hassling and harassment to get you to sell. The decision to sell is 100% entirely up to you.
